Job Description Title : Assistant Executive Director
Department(s) : Leasing/Marketing
Reports to : Executive Director
Assist the Executive Director on site with coordinating and implementing the leasing and marketing strategies for the property to ensure that the property achieves budgeted occupancy or 100% occupancy and maximizes revenue by growing rent rates. Primary focus involves managing the sales team and executing the marketing plan. Position may require travel based on portfolio needs for assisting in Training and other Leasing/Marketing implementation of process/procedures.
The Assistant Executive Director must be proficient in all areas of rent collection, leasing and marketing, and highly skilled in executing effective resident retention plans, including positive customer relations and timely resolution of resident problems. Candidate must have an in-depth understanding of operating a property in accordance with company policies and procedures to achieve budgeted revenue and occupancy goals. The Assistant Executive Director is responsible for assisting if needed in accurately completing and submitting daily, weekly and month-end closing reports, as well as assisting in ensuring that the grounds, buildings and units are fully functional, safe and attractive.
Essential Duties and Responsibilities
Report traffic and sales volumes weekly to the Executive Director.
Rental payment processing
Statements of deposit accounting
Act as primary sales representative for the property.
Execute the marketing plan in order to achieve full market occupancy or 100% occupancy.
Supervise all leasing representatives and student workers involved in leasing.
Maintain all leasing statistics of the property with the use of Yardi.
Maintain the ambiance and cleanliness of the model apartment.
Candidate must have excellent leadership, team-building, and strong interpersonal skills. Ensures that property is meeting or exceeding expectations for budgeted occupancy and revenue goals by reviewing daily, weekly and monthly leasing occupancy and financial reports. Computer skills required: Excel, Word, and property management software. Entrata experience preferred.
Bachelor's degree preferred.
Experience at a student housing asset preferred.
Minimum 3 years experience in property management, sales, marketing, or equivalent. Must demonstrate excellent verbal and written communication skills along with proficiency in Microsoft Office
