Job Description Title : Leasing & Marketing Specialist
Department(s) : Marketing
Reports to : Senior Vice President of Marketing
The Leasing & Marketing Specialist is a part of the Leasing and Marketing Department and assists the Senior Vice President of Market (SVP-M) in directing the overall leasing and marketing management of an asset throughout the portfolio in accordance with Pierce Education Properties (PEP)Company policies and procedures.This position is responsible for all activities related to leasing, marketing and customer service, including generating and handling traffic, leasing apartments, preparing lease documents and implementing marketing plans in accordance with PEP policies and procedures. Marketing Specialists are focused on leasing and marketing: handling telephone and on-site traffic, showing apartments, closing the lease, completing outreach marketing, relationship building with university and community contacts and ensuring resident satisfaction. This position is also responsible for complying with all state, federal and/or local laws related to Fair Housing. Candidates must be willing to travel extensively for potentially weeks at a time to various communities throughout the country.
Market and lease apartments in accordance with PEP policies and procedures
Adhere to PEP policies and procedures
Maintain an excellent customer service relationship
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages
Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms as well as training materials
Assist prospective residents with completion of online application
Lease apartments and sell the products and services of the property to prospects
Greet prospective residents. Show model units and common areas
Maintain thorough product knowledge of the property and competition
Accurately prepare and have a thorough knowledge of all lease-related paperwork
Assist and complete market surveys as needed
Conduct outreach and campus marketing
Monitor and advise rate and leasing specials based on tour velocity and conversion.
Assist with planning and hosting of resident and leasing events
Audit all lease and renewal files for commission submission to the Executive Director(ED)
Participate in the planning and implementation of marketing plan
Interview candidates for available Leasing & Marketing Director (LMD), Leasing Professional (LP), and Community Assistant (CA)positions and participate in the selection process of new hires by making recommendations to the SVP/National Director
Assist in conducting new hire orientation for on-site leasing and marketing staff
Assist in conducting ongoing training for leasing consultants and property staff
Assist in scheduling and managing leasing LPs and CAs while working at the assigned property
Assist in addressing employee-related issues
Assist in conducting performance appraisals for LPs and CAs
Assist the EDin supervising leasing and marketing staff
Perform various administrative tasks as needed
Assist in preparation of weekly and monthly reporting requirements
Responsible for helping property meet budgeted revenues, expenses, and Net Operating Income
Serve as primary LMD of the property in the absence of the LMD. Fill in for other open positions as necessary.
Other duties as assigned.
College Degree preferred
Minimum 4 years’ experience in Student Housing.
Excellent planning and leadership abilities to manage a team.
Must be proficient in social networking: Twitter, Instagram, Facebook, YouTube, LinkedIn and other emerging platforms.
Leasing and Marketing experience is a plus
Must be willing to work weekends.
Ability to travel up to 85%
Airport travel required
Must have a valid driver’s license and be able to rent a car
Ability to read and write English fluently
Computer literacy required (Excel, Word, Outlook) and Entrata experience preferred.
